Washington Residential Property Marketing Law Update
A new Washington law, SSB 6091.SL, takes effect June 11, 2026, and changes how residential properties may be marketed. Under the law, real estate brokers may not market the sale or lease of residential property only to a limited or exclusive group of buyers or brokers unless the property is also being marketed to the general public and all other brokers at the same time. The law includes a narrow exception when limited marketing is reasonably necessary to protect the health or safety of the owner or occupant. Public marketing does not require a seller to allow access to the property or residence.
This update is intended to promote transparency, broader market access, and consumer protection in Washington’s residential real estate market.
